North Cyprus is a Mediterranean paradise with truly breathtaking landscape. The terrain is incredibly versatile offering any potential resident a host of different lifestyle options.

Here is our guide to the main areas of North Cyprus, hopefully our descriptions will help narrow down where you want to start your search for a new home.

Kyrenia’s harbour is often described as one of the most beautiful in the world. Largely, untouched, the cafes and restaurants offer much needed shade and refreshments during the summer months. In the evenings this area becomes a bustling promenade for tourists and locals alike.

There is much to explore within walking distance including Girne Castle.

Older style properties rarely become available so those wishing to purchase properties tend to need to look in the areas away from the old town.

Kyrenia is in the grips of huge growth at the moment and some stunning new apartments are entering the market. Incorporating modern designs and spacious interiors, this is a great market to get into at present.

The rental market in Kyrenia is always busy mainly due to the numbers of students and workers from the tourist trades including casinos.

This area takes you along the beautiful coastline, with the backdrop of the Kyrenia mountains, close behind you.

This area saw the most growth at the start of the property boom in the 90’s and nowadays offers a multitude of villas, bungalows and apartments to suit all budgets. All the areas are close to supermarkets, resturants and bars with arguably one of the most popular beaches, Escape.

Karaoglanoglu is approximately 3 miles west of Kyrenia . There are a few bars, some excellent restaurants and picturesque beaches and coves, in particular, Kervansaray Beach which affords some of the most stunning sunsets due to its westerly outlook.

Karmi/Karaman is probably the most unique village in North Cyprus. Lovingly cared for by its cosmopolitan inhabitants, it boasts a pub, a restaurant and a coffee shop serving English cakes. The houses are white and most date back over 100 years.

Alsancak is a little village which is based on the slopes of the Kyrenia Mountains and is only 8 miles west of the glorious historical town of Kyrenia.

Lapta, is renowned for its fresh water springs and laid back way of life, Lapta is a sprawling village approximately 9 miles west of Kyrenia. It is backed by the Besparmak Mountains and offers spectacular views of both sea and mountains.

Malatya is a small village in the mountains above Alsancak and Incesu. There are spectacular walks in the area and a picturesque waterfall just above Malatya, an ideal place for a picnic. It is a short drive to Denizkizi and Escape’s sandy beaches.

Karisyaka, affords stunning views of the highest mountain in the Besparmak mountain range.

The areas stretching out to and including Catalkoy are extremely popular with expats and locals. Some of the best villas on the Island can be found either close to the sea or perched in the mountains offering stunning views of the Mediterranean. With a multitude of supermarkets including the newly opened SAH and top class hotels, like the Cratos, this area is always in demand.

Bellapais is superbly situated on a natural rock escarpment, halfway up the northern hill slopes, magnificent views of the Kyrenia coast below and rugged pinnacles of the Kyrenia range tower behind. Bellapais Abbey is not only a superb example of a byzantine monastery but also a classy restaurant overlooking the deep valley below.

Dogankoy is a convenient location, only a few minutes’ drive from Kyrenia offering apartments and reasonably priced villas.

Catalkoy is just east of Bellapais Abbey and ten minutes’ drive from the centre of Kyrenia. a really popular area for locals and expats alike providing a host of good eatery’s, bars and Beaches.

Esentepe is a beautiful and picturesque traditional village nestled in the mountains, overlooking some of the nicest beaches and bays in Cyprus.

The area has become increasingly popular due to the championship Korineum golf course and affordable apartments on some of the self-contained developments in the area.

On the east coast this area has always been very popular with the locals. Now, following significant investment it is becoming increasingly popular with new purchasers due to its sandy beaches and varied selection of reasonably priced apartments.

Along the coastline, towards the beautiful Karpas peninsular, the resort area of Bafra, can be found. This area has been designated as the NEW resort for the Mediterranean with millions of dollars investment underway in the form of hotels and luxury apartment complexes.

The area of Guzelyurt is home to three major international universities, a selection of ancient ruins and archaeological treasures, a bustling village centre, and miles of beaches and seafront restaurants. Additionally, a seafront Golf Course is a lovely feature, as is the proximity to Troodos Mountain Ski resorts only 20 minutes away. The new border crossing 10 minutes away allows access to the whole island, as well as a choice of airports such as Paphos International Airport.

Home to roughly a third of the population of North Cyprus, the northern half of Nicosia is another world. Approached from the smart boutiques in Ledra St, North Nicosia sees the avenue fracture into a medina-style market of stalls and kebab houses. Thanks to the Nicosia Master Plan, however, many of the historic buildings are being restored and the area around the Selimiye Mosque, in particular, has a real sense of heritage.

Rentals are big business in the area and stylish apartments are readily available.
